When planning a new commercial, industrial, or agricultural building, one of the first decisions you will face is what type of construction method to choose. The materials and building system you select will affect everything from cost and timeline to durability and long-term maintenance.
At Timcon Construction in Red Deer, we work with clients across Alberta to design and construct buildings that suit their needs, budget, and site conditions. Four of the most common building types we work with are conventional steel buildings, pre-engineered steel buildings, wood framed structures, and pre-cast concrete construction. Here’s how they differ.
Conventional steel buildings, sometimes called “custom steel buildings,” are built much like traditional structures, but with a steel frame instead of wood or concrete. The steel components are fabricated based on engineered drawings, then brought to the site for assembly.
Conventional steel buildings generally take longer to design and fabricate than pre-engineered systems, and they often have higher upfront costs. However, they are unmatched for custom applications or highly specialized projects.
Large-scale industrial facilities, custom commercial buildings, or projects requiring very specific design criteria.
Pre-engineered steel buildings are manufactured as complete systems in a factory. The structural components, wall panels, and roof system are all pre-designed and fabricated to fit together seamlessly. Once on-site, these buildings can be assembled much faster than conventional steel construction.
While there is still some design flexibility, pre-engineered systems work best when the building layout is relatively straightforward. Custom architectural details may be more difficult to incorporate compared to conventional steel.
Warehouses, agricultural storage, manufacturing plants, commercial shops, and other straightforward, cost-conscious projects.
Wood framed construction is one of the oldest and most common building methods in Canada. In this system, a frame made of dimensional lumber or engineered wood products supports the building’s load. The walls are typically covered with sheathing and finished with siding, brick, or other cladding materials.
Wood structures are more vulnerable to pests, rot, and fire than steel or concrete. They may also require more maintenance over time, particularly in harsh or humid environments. For very large spans, steel or concrete may be more structurally efficient.
Residential homes, smaller commercial buildings, agricultural structures, and cost-sensitive projects that don’t require large open spans.
Pre-cast concrete construction involves casting concrete panels, beams, or other elements in a controlled factory environment, then transporting them to the site for assembly. This method produces highly durable and dimensionally precise building components.
Pre-cast concrete elements can be heavy and require specialized equipment for transportation and installation. Initial costs can be higher, but the long-term durability often offsets this investment.
Parking structures, warehouses, industrial plants, institutional buildings, and facilities requiring high fire resistance and security.
The choice between conventional steel, pre-engineered steel, wood framing, and pre-cast concrete depends on a variety of factors:
At Timcon Construction, we work closely with each client to assess these factors and recommend the best option. Whether your priority is speed, cost, custom design, or durability, we have the expertise and experience to deliver a building that meets your needs.
With years of experience in commercial, industrial, agricultural, and institutional construction, Timcon Construction is proud to serve clients throughout Alberta.
